Reliance Funding Group, Inc. was created by its President, Bryan Luce.  Founded on the principle that buying or refinancing a home or business should not be a difficult or painful process, nor should the closing of the loan.  With 20 years of real estate experience in all aspects of real property transactions, Bryan has committed himself and his staff to  making sure that we all do our best to serve the client’s needs. 




We know the hassles that most people have to go through to buy or sell a property in small towns, big cities and everywhere in between.   We know, because we have been there, and have gone through the same thing.   For these reasons, we started Reliance Funding Group.  There is little we do not know about real estate.

  1. Professional, ethical and honest service
    • We know that it can be uncomfortable when you have to open up all your finances to a stranger, and “explain” past problems relating to credit and life in general.  Don’t worry.  You’re not alone.  We know, we have been there too, and we are not here to judge you.  We can help you, not only with your mortgage needs, but also with credit repair, and getting back on your feet.  After all, “life happens” to us all.
  2.  Up Front disclosure. 
    • We will let you know what the costs are up front so there are no surprises later.
    • We will show you the rates and fees and the YSP. Remember, fees are based on the rate quoted.  If you do are not quoted Par, then you may be paying too much.     We enjoy what we do, but I think you will agree, our time is valuable, too.
    • Remember, we work for you, to help you get the best possible terms.  This may not mean the best possible interest rate.  We look at what the total cost of the loan will be over time.  We can help you understand the various types of mortgage options that are out there, review case scenarios and help YOU decide the best course for your particular scenario.  We work for you.

  3. Our  Fees: No Surprises at Closing, Nothing Up Our Sleeves
    • Application fee $195.00 (when we know we can get your loan approved, this fee is non-refundable) Other brokers charge as much as $500 for this or charge other “ miscellaneous” fees that add further costs.
    • Credit fee $0.00 We will pay for this for you.  Others can charge up to $30 for this cost.  There will be additional fees for repairing or re-scoring your credit.  You will be shown the invoices for these costs.  There will be no up-charges.
    • Broker and YSP fees:  Minimum of 1% of the loan. Your fees may be more (or less) based on your specific terms and loan size.  As with all other fees, we will disclose these to you up front.
    • Overnight fees: only will be charged by us on a rare basis when something absolutely must be sent overnight, and we will disclose this to you up front. 
    • No other fees will be charged on our behalf.  We will not charge you “ miscellaneous” fees at closing.  There will be no surprises on our behalf.  We cannot guarantee that the bank may have additional charges, but this will be disclosed to you by their GFE(Good Faith Estimate).
  4. Service
    • We will return your calls quickly.
    • We will do our best to make the entire process as pleasant and painless as possible. We need your help and cooperation to do this, as well as a good attorney working on your behalf.  
    • When we get your loan approved, we will close in a timely manner (usually within 30 days?).

Our staff has been well trained in the entire mortgage process.  Before we submit your loan for final approvals, we will make sure it is complete.  This process needs your help though.  We will need your financial information.  This means copies of documents for all your income, assets, and liabilities.  A basic point to understand in most circumstances, the more paperwork you have to provide, the better the rate you can get.  A good place to start is the business card of any Reliance Funding consultant.  If you provide all of the documents listed on the back of that card, you will have done your job so we can do ours.  Your loan consultant will let you know of any other items or documents we need.
